July Brings a Bump in High-End Residential A & Resort Property Tax

Both Hotel/Resort & Residential A upper-bracket rates saw a minimum $1.00 jump vs. last year

Yesterday, the State of Hawaii released the property tax rates for the 2019-2020 fiscal year and there were notable changes that will affect residential investors. Both the Resort/Hotel and Residential A (Tier 2) class of properties saw a minimum $1.00 jump to $13.90 and $10.50, respectively. Both of these classes target investors in properties like vacation rentals in resort zoning or high-end homes available for rent.

Summer Inventory Heats Up, As Housing Prices Cool

May 2019 stats show expected changes as median prices dip overall and active listings grow.

Happy June everyone, and hope you’re surviving the heat! As expected, 2019 is shaping up to be an interesting year as we start to see the fruits of a pickier Buyer’s market. It’s definitely not time to panic, especially as median prices dip, but let’s see what kind of trends we’re watching as the first half of the year comes to a close.

Here ye! Here ye! Bring all your unwanted personal documents to our office for SAFE and SECURE disposal! Clean out those file cabinets! Empty those manila envelopes! It’s time to SHRRRRRRRRRRED!

Shred-It Hawaii will be at our office (1045 Mapunapuna St., behind Servco Toyota) on Saturday, April 27, 2019 starting at 9:00 am with their document shredding truck.  This is a free event, sponsored by my brokerage, so bring as much stuff to shred as you’d like!

Details

  • Paper only, since it will be recycled after shredding.
  • Staples, small paperclips, and manila folders are fine.
  • Plastics (i.e sheet protectors, binding combs), electronic media storage (i.e. CDs, thumb drives), and binder clips need to be REMOVED beforehand.
  • Boxes will NOT be accepted, so please take those back home and blue bin those bad boys!

NOTE: Since this year is sponsored by my brokerage, it will not be as intimate as last year’s shred fest. I would highly recommend that you come as early as possible, and avoid any backlog that may be happening.

Everybody Panic! April Brings Another Exaggerated Reaction to Housing Crisis

Howzit everyone! Hope you’re doing well after, what seemed like, such a weird month. It’s still snowing in April, we couldn’t eat any Romaine Lettuce, the rain was ridiculous for a weekend, and most recently: “Oahu median home price rises 11% as condo sales jump 13%.” That last one doesn’t seem as major next to real crisis headlines, but that didn’t stop news outlets from stoking the “housing crisis” fire this past weekend. Let’s take a step back, break down the numbers, and see if the panic is legitimate.
